Assessment of the entire home and it's systems. A comprehensive PDF report is given to the client after the assessment/inspection is completed

WHY DO I NEED A HOME INSPECTION?

Home inspections aren't not required in many housing transactions but are very important to identify the age of the home and its systems, the condition of the materials and appliances, also whether there are any cosmetic or safety issues. This information is submitted to the seller and sellers' agent for consideration. After this, negotiations can begin to determining if repairs will be made or funds made available for the buyer to fix later.

The standard inspection is $350.  We also have a Plus Package that includes Radon, Air and Water Quality for $550. Also a Ultimate Package that not only includes Radon but a 11x14 Print/Photo of your dream home that you can frame and hang on the walls of your new home.  The Ultimate package also includes four quarterly filter changes; were we come to you home to change out your HVAC filter four times a year! CAN A HOUSE/BUILDING FAIL A HOME INSPECTION?

No, we don't pass or fail properties. We just report deficiencies and safety issues. Any issue can be fixed, repaired, or replaced in homes.

WHEN DO I REQUEST AN INSPECTOR?

After putting your offer in on a home and during that period you have what's called a due diligence period. This is when you hire us to complete the inspection so that you can get the report to the sellers during the 7 to 10-day window. Also if you get a presale inspection, we can help you make sure it's Move In Certified ( A Move-In Certified® home has been pre-inspected, which means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety hazards. A Move-In Certified® Seller Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

SHOULD I ATTEND THE INSPECTION?

If you can, but it's not required. We are trusted, dependable inspectors and we work hard. If you can't make it, the info will be sent via email and we're available for questions over the phone. If this is your first inspection, feel free to attend the entire inspection and ask questions. If you've been through this process before, you can come towards the end to get a in person run down on the condition of the property.

WHAT IF WE FIND ASBESTOS?
 If we find asbestos like substances, we will bring it to your attention.  The materials are usually in homes built prior to the 1980's and are not an immediate risk if left untouched but can be inhaled by renovation projects, wind, and/or storm damage to the home. WHAT IF THE REPORT REVEALS PROBLEMS?

Discuss the problems with your agent or realtor so they can begin negotiations with the seller's side. You can also choose to walk away from the deal if the problems are too much to bear.
